Verify before you pay

A badge can support your checks, but it never replaces an inspection, document review and independent confirmation.

Never send money only because someone says other buyers are waiting.Stop when you feel pressured. Confirm the property and the person offering it first.

Before arranging a viewing

  1. Read the full listing and compare the price with similar properties in the area.
  2. Be cautious when the price is unusually low or the person refuses to answer basic questions.
  3. Keep conversations and agreed terms in writing where possible.

At the property

  1. Visit in daylight and tell someone where you are going. Take another adult with you when possible.
  2. Confirm that the location, photos, facilities and condition match the listing.
  3. Ask the owner or agent for identification and evidence that they are authorised to offer the property.
  4. For land or a purchase, use a qualified lawyer and conduct the appropriate searches before signing or paying.

Before paying

  1. Do not pay a viewing fee, deposit, rent or purchase money before completing your checks.
  2. Use a traceable payment method and make sure the recipient's name matches the verified person or authorised business.
  3. Get a written agreement and receipt showing the property, amount, purpose, date and parties.
  4. Never share your password, confirmation code or financial PIN.

Report a suspicious listing

Open the property page and use Report this listing. Include the reason and useful details. For immediate danger or suspected crime, contact the Ghana Police Service.
